Frustrations Mount as SNAP Meeting on Martin & Merritt Project Fails to Bridge Knowledge Gap
The Metro Planning Commission will review the project this month, followed by three Metro Council readings. Final approval is anticipated in April 2025.
Overview of Martin + Merritt Project highlighting the UDO Requirements
Nashville, TN – February 11, 2025 – Last nights SNAP Community Center meeting regarding the Martin & Merritt development in Wedgewood-Houston exposed escalating community tensions and a worrying breakdown in communication. The meeting, jointly led by SNAP Board Members Caroleen Wilkes and Council Member Terry Vo, ran for just under two hours but failed to effectively address the significant knowledge gaps plaguing newer residents unfamiliar with the project's extensive history and complex rezoning process.
In the absence of structured leadership-driven explanations, SomeraRoad developer Andrew Donchez was repeatedly placed in a defensive position, forced to address recurring concerns from attendees that had been previously resolved in earlier community sessions. Council Member Vo was unable or unwilling to help explain or defend public policy as misguided residents expressed concern for code related practices being followed by the developer. While a portion of residents engaged in constructive dialogue about realistic project parameters, others arrived with fundamental misconceptions about the planning process and pressed for modifications that would be impossible to implement at this stage of the formally submitted plan.
"It's crucial to understand that SomeraRoad has established an unprecedented level of community engagement in Wedgewood-Houston," emphasizes Earnest Morgan, a founder of WEHO Social. "Their team has provided more opportunities for community input and guidance than any other developer investing in our neighborhood. The frustrations we witnessed tonight appear to stem from incomplete information rather than substantive project concerns."
The meeting highlighted serious concerns about SNAP's organizational structure and transparency. While maintaining non-profit status with the state of Tennessee, SNAP operates without publishing essential governance documents including:
Meeting minutes from board sessions
Current board member rosters
Financial statements
Records of public elections
This opacity stands in stark contrast to WEHO Social's commitment to full transparency and fact-based community information sharing, raising questions about the effectiveness of current community representation structures.
The Martin & Merritt project now faces a concerning two-year delay in breaking ground, with the timeline repeatedly extended by what appears to be a combination of personal interests, misleading narratives, and persistent misinformation. This delay becomes particularly noteworthy as Wedgewood-Houston residents prepare to witness the start of construction on a new industrial complex—a development proceeding without any requirements for community input or oversight, highlighting the disparate standards applied to different projects within the neighborhood.
Critical infrastructure and community impact discussions remain unresolved, including:
Traffic flow management along major arterial roads
Infrastructure capacity assessment and upgrade plans
Height and density considerations
Integration with existing neighborhood character
Timeline for construction phases
Community benefit agreements
As the process moves forward, there is an urgent need for a reset in community dialogue. This should include:
Establishment of clearer communication channels between all stakeholders
Development of better-informed expectations about the development process
Implementation of more productive public dialogue based on accurate information
Greater transparency in community organization governance
Regular, documented updates on project milestones and modifications
"The continued delays and misinformation surrounding this project do a disservice to our community," adds Earnest Morgan, former Board Member of SNAP. "We need to move beyond personal agendas and focus on fact-based discussions that serve the entire neighborhood's interests."
The Metro Planning Commission will review the project this month, followed by three Metro Council readings. Final approval is anticipated in April 2025. Community members are encouraged to attend upcoming meetings and can contact the project team through SomeraRoad's website or through SNAP (Neighborhood Association) for additional information.
WEHO Social members and subscribers will find more information in their inbox as new information becomes available, including updates on Wedgewood-Houston developments and to access comprehensive project documentation.
WEHO Social Responds to Updated Martin & Merritt Development Plans
Major Mixed-Use Development Advances in Wedgewood Houston with Updated Design
The ambitious Martin & Merritt Project in Nashville's Wedgewood Houston neighborhood is moving forward with significant design updates, including an expanded hotel component and enhanced public spaces, developers announced at a recent community meeting. The project, led by SomeraRoad, is slated for final approval this spring and promises to further establish WeHo as one of Nashville's most dynamic mixed-use districts while addressing community concerns about integration and accessibility.
NASHVILLE, TN - WEHO Social, the neighborhood association representing Wedgewood Houston, acknowledges the recently announced updates to the Martin & Merritt Project and commends SomeraRoad's responsiveness to community input throughout the 18-month planning process.
The revised development plans, presented earlier this month, demonstrate several positive adjustments that align with our neighborhood's vision for sustainable growth while preserving WeHo's unique character as a creative district. Of particular note are the enhanced public spaces, including a new diagonal setback creating additional green space along Hamilton Street, and the potential public access to the proposed dog park.
"The development team's willingness to incorporate community feedback has resulted in a more neighborhood-centric design," said one local resident. "The addition of pedestrian-friendly elements and commitment to neighborhood-serving retail space reflects the type of thoughtful development our community needs."
Key community benefits in the updated plans include:
Enhanced pedestrian connectivity through a mid-block connection and public plaza
5,000-6,000 square feet of neighborhood-serving retail space
Improved sidewalks and additional street parking
New street trees and landscaping
Developer contributions to a neighborhood sidewalk improvement fund
WEHO Social will continue to represent community interests as the project moves through the approval process, including the upcoming Metro Planning Commission meeting on February 13. We encourage all neighborhood residents to participate in upcoming public meetings and share their perspectives on this significant development.
Our organization remains committed to fostering development that enhances our neighborhood's livability while preserving its artistic heritage and community-oriented character. We appreciate SomeraRoad's establishment of clear communication channels and their commitment to minimizing construction impacts on our community.
Residents seeking additional information or wishing to share feedback can contact WEHO Social through our website or attend our next monthly community meeting.

Community Reflections
The building at 601 Merritt Avenue has been a landmark in the community. Local small business owner Amber shared her thoughts on the transition: "While it’s bittersweet to see Corsair leave Merritt Avenue, I believe this change opens up new possibilities for our neighborhood. We’re excited to see what comes next and how it will enhance our local culture and economy." Her perspective captures the mixed feelings of nostalgia and optimism prevalent in Wedgewood Houston.
As the neighborhood continues to evolve, improvements to amenities such as sidewalks, lighting, and safety will be crucial to support the growth and enhance the quality of life for all residents and visitors.

Re: ROCK SOLUTIONS WEHO PHASE 3 BUILDING E & GARAGE - NASHVILLE, TN
Dear Occupant:
Construction will soon be underway on the WEHO PHASE 3 BUILDING E & GARAGE. Blasting may or may not be necessary, but in case it is, VCE, Inc. has been hired by ROCK SOLUTIONS to perform pre-construction surveys on specific homes and/or businesses surrounding the construction project.
A pre-construction survey consists of documenting the current condition of the interior and exterior of a home or business prior to blasting using still photographs and diagrams or video tape. This service is performed at no cost to you and benefits both the property owner and the construction company by providing a benchmark if any changes in the condition have occurred. Of course, you have the right to refuse the inspection. We would, however, ask that you notify us if that is your intention so that we have a complete record of each property's response. In many cases, it may be possible that we can perform the exterior survey without the homeowner present. If you have any objections, to VCE, Inc. performing this survey without you or your representatives present, please call the number listed below.
It is very important that we complete this inspection as soon as possible. We have been given a certain amount of time by the construction company to complete our part of this project and we want everyone to have the opportunity to participate.
The VCE, Inc. employees performing the inspection can be identified by their photographic I.D. badges. If, however, you have a concern or you have further questions about the project, please do not hesitate to contact our office at 1-800-747-3844.
Please call us to schedule an appointment time at 1-800-747-3844.
Inspections need to be completed by November 30th 2024.
(We would appreciate it if you would confine or restrain your pets while
VCE, Inc. employees are on your property.)
If the survey has been completed on your home or business, please disregard this notice.

Manager Field Services, VCE Inc.

Pawsome Changes: Our Neighborhood Embraces Pet-
In recent years, our neighborhood has seen a remarkable surge in pet ownership, reflecting a growing trend that's transforming our community's landscape. From young professionals to retirees, more residents are welcoming furry companions into their homes, creating a vibrant and pet-loving environment.
The Rise of Pet Ownership and Community Needs
The increasing number of pets has highlighted the critical need for pet-specific services and amenities. Local residents are recognizing that our four-legged friends require more than just a home – they need dedicated spaces, professional care, and community support.
Supporting Seniors and Busy Professionals
One of the most significant benefits of expanded pet services is the support it provides to seniors and working professionals. Rebecca, a long-time resident and passionate pet lover, understands this firsthand. "As someone who helps Wedgewood Houston residents with their pet walking needs, I've seen how critical these services are," she shares. "Many seniors want companionship but may find it challenging to provide full-time care. Professional dog walkers bridge that gap, ensuring pets get the exercise and attention they need."

Amanda, a local resident, is thrilled about this community-responsive approach. "It's incredible to see a developer truly listening to our neighborhood's needs," she explains. "These modified plans show they understand our community is evolving, and pets are an integral part of that evolution."

Potential amenities might include:

Community Benefits Beyond Companionship
The growing pet-friendly infrastructure offers numerous advantages:

Improved physical and mental health for pet owners
Support for local pet-related businesses and services
Call to Action
As our neighborhood continues to evolve, we encourage residents to:
