Music Venue Moves Forward

Nashville, TN — Wedgewood Houston Social, a registered neighborhood group , is sharing plans for a vibrant mixed-use project in the historic Wedgewood-Houston neighborhood. Spearheaded by AJ Capital Partners, this transformative development promises to enhance the local community and create a dynamic hub for residents, workers, and visitors.

Project Highlights:

  1. Music Venue and Office-Retail Building:

    • A four-story music venue and a five-story office and retail building are at the heart of this project. The site plan blueprint showcases design elements such as dramatic, multi-story arched windows and a brick façade, reminiscent of other iconic buildings developed by AJ Capital Partners.

    • The event capacity for the music venue is yet to be determined, but anticipation is high. Representatives from AJ Capital Partners have declined to comment on this matter.

    • The firm’s ownership of the historic rock venue Exit/In and its recent involvement in opening Chief’s, a multi-story bar, restaurant, and entertainment venue co-owned by country star Eric Church, underscore their commitment to Nashville’s vibrant cultural scene.

  2. Strategic Location:

    • The new music venue will be conveniently situated steps away from AJ Capital’s Nashville headquarters and Live Nation’s Nashville office, both located in the AJ Capital-owned Nashville Warehouse Co. office building.

    • The formerly industrial Wedgewood-Houston area, currently occupied by a two-story building and gravel parking lots, is slated for redevelopment. The site spans several parcels of land along Chestnut Street, bordered by a CSX Transportation rail line.

  3. Urban Connectivity:

    • A pedestrian plaza will connect the music venue and the office-retail building, fostering a sense of community and encouraging foot traffic.

    • The office building will offer two floors of parking, including an underground level with a total of 340 parking spots. Additionally, bike parking facilities will be available.

  4. Project Timeline:

    • The Specific Plan zoning request was initially filed in 2022, but due to delays, the project is now moving forward.

    • The recently-filed final site plan is currently under review by planners and is scheduled to go before the Planning Commission on June 13.

  5. Investment and Vision:

    • AJ Capital acquired the site through separate transactions in 2021 and 2023, investing approximately $27.4 million.

    • Wedgewood Houston Social’s vision is to create a thriving village that caters to the diverse needs of Wedgewood Houston residents, workers, and visitors.
