Wedgewood Houston Residents Engage with SomeraRoad on Proposed Merritt and Martin Mixed-Use Development

Nashville, TN – April 17, 2024 – The Wedgewood Houston Social hosted a productive community meeting on April 16, 2024, to discuss SomeraRoad's proposed Merritt and Martin mixed-use development project. The meeting, attended by 33 residents and facilitated by District 17 Council Member Terry Vo, provided a platform for open dialogue and resident feedback.

SomeraRoad Demonstrates Commitment to Community Collaboration

SomeraRoad has consistently prioritized open communication and collaboration with the Wedgewood Houston community throughout the development process. This commitment was evident in several ways:

  • Generous Commitment to Sidewalk Continuity: SomeraRoad has expressed a willingness to enable safer streets throughout the neighborhood, potentially including the installation of a new section of sidewalk leading to the newly installed bicycle rack and children’s playground at the building owned by South Nashville Action People (SNAP).

  • Honoring Commitments: Notably, this community meeting conflicted with the Metro Council meeting where final decisions were being considered for proposed SomeraRoad headquarters at 475 Humphreys Street in Wedgewood Houston. Despite this, SomeraRoad leaders believed effectively managing conflicting priorities is what good neighbors do. SomeraRoad was present and engaged in both community meetings.

Project Vision: A Vibrant Living Room for the Neighborhood

SomeraRoad presented their vision for the Merritt and Martin project, envisioned as a vibrant mixed-use development designed to complement the existing character of Wedgewood Houston and serve as a central gathering space for residents. Key features include:

  • A 126-key boutique hotel operated by Aparium Hotel Group, known for fostering unique and community-oriented hospitality experiences.

  • A 200-unit multifamily residential building

  • A public plaza and greenspace designed as a central gathering area for residents and visitors.

  • Ground floor food and beverage offerings, including a flagship restaurant/bar, cafes, and retail spaces integrated throughout the development.

  • A rooftop restaurant and pool amenity for hotel guests.

  • Parking for both hotel and residential components.

Open Dialogue on Project Details

The meeting encompassed a variety of topics, fostering open dialogue between residents and SomeraRoad representatives. Here are some key areas of discussion:

  • Independent Spirit vs. Brand Recognition: Residents discussed the role of independent hotels versus established chains. While some valued familiarity of established brands, others championed the unique experiences offered by independent properties. SomeraRoad's selection of Aparium Hotel Group reflects their focus on a hotel that integrates with the neighborhood's character.

  • Building Partnerships, Building Community: The importance of community involvement in development projects was a recurring theme. Residents expressed a desire for hotels that integrate seamlessly with the neighborhood and prioritize partnerships with local businesses. SomeraRoad echoed this sentiment, emphasizing their commitment to open communication and collaboration throughout the development process.

  • Revitalization Through Smart Development: Discussions explored how hotels and mixed-use development can be used for urban revitalization. Attendees emphasized the importance of pedestrian-friendly design, accessible public spaces, and fostering connections between hotels and local businesses. The Martin & Merritt project plans, which include a public plaza and potentially a rooftop amenity, directly address these desires.

  • Addressing Resident Concerns: Concerns were raised regarding the impact of Airbnb on neighborhoods. While some saw limited competition, others expressed worries about housing availability and neighborhood character. Martin & Merritt representatives acknowledged these concerns and expressed a desire to work with the community to create a development that benefits all stakeholders.

Moving Forward Together: A Collaborative Effort

The meeting concluded with a commitment to continued collaboration between SomeraRoad, residents, and city officials. Action items included:

  • Sending out meeting materials to attendees (by request) for continued transparency.

  • Addressing the demolition of remaining structures at the former mobile home park site.

  • Filing a special planning permission application with the city is expected summer 2024, construction starting in 2025, and final delivery in 2027 (aspirational).

  • Scheduling a follow-up meeting with residents to provide updates and continue the conversation.

  • Engaging with Council Member Terry Vo to convey community thoughts and perspectives on the project.

  • Final project delivery is expected in 2027 (aspirational).
